LUXURY HISTORIC COTTAGE
It is an historic cottage from 1880 completely renovated better than new in the period 2004-2015 using the latest Green technologies and standards available. We contracted a third-party evaluation of the property in 2012. Cost of construction alone came out at about 1.2M$ — so about 1.4M$ by now as we constantly invest in maintenance and improvements.

1bis. What is the area like ?
While Old Montreal may be the city’s historic heart, for many people it’s the neighbourhood of Plateau Mont-Royal that truly represents the very best of Montreal. Home to some of the city’s most beloved streets (Saint-Laurent, Saint-Denis and Mont-Royal, to name just a few), the Plateau is routinely recognized as one of North America’s most dynamic places to live and visit. And we think this video does a pretty good job of explaining why.
So hot and yet so cool—the Plateau moves to its own funky beat.
Wrought-iron staircases, old-style stone masonry, walk-up duplexes, imported cars, second-hand bicycles, designer fashion boutiques and funky frip stores: this working-class-turned-yuppie neighbourhood with bohemian undercurrents is by far the grooviest scene in Montréal. Those of us who don't live here come to play as often as possible.
The Plateau is the best window to view the real Montréal. Here you'll find a predominantly francophone community featuring an eclectic mix of artists, students, yuppies, and young families, spiced with a healthy dose of other cultures and languages to raise the diversity quotient that much higher. Round it off with a wealth of interesting shops, cafés, pubs and bars, not to forget black-box theatres, art galleries and gourmet shops, and you've got a free-spirited, creative atmosphere where all walks of life converge.
We live and play in the eastern shadow of Mount Royal. The edgy urban vitality of our dynamic commercial arteries—such as Saint-Laurent Boulevard or “the Main”, where Montréal's ethnic communities first set up shop, Saint-Denis Street with its designer boutiques and cafés, Prince-Arthur Street's BYOW terraces and restaurants, and Mont-Royal Avenue's trendy hotspots—is balanced by the tranquility and fresh air afforded by luxurious green spaces such as Parc La Fontaine.

2. What is the penthouse like ?
This is a high-end and large penthouse 1,600ft² + 400ft² of terrace. We've been living in Montréal for seven years and have been buying four properties so far. We have been visiting over 400 apartments to do so. This is clearly in the Top-1% of what the City offers. Moreover, we've been living at least one year in each of our properties to fix any problem that may arise before offering it.
Montreal is one of the safest City in North America. Our penthouse is located at the gate of Parc Mont Royal close to Outremont which is the safest neighbourhood in Montréal Qc. It is equipped with fire and theft alarms. We've been living here for seven years and we never experienced any safety problem. As tourists, the main risk is with cars when visiting busy sites — cameras, GPS and smartphones are often stolen in cars sometimes by breaking windows. This never happened in our neighbourhood so far.
5. What is the parking like ?
Parking is easy in front of the building — it's free all the time. It may get a little busy during peak hours 07:30-09:30 and 17:00-18:30 — in which case you can pay parking on Rachel for some minutes till a free spot gets available in our street.
6. What is your refund policy ?
All payments are final and non refundable. Payments can be made using INTERAC e-transfer (Canada only) or SWIFT wire transfer (Worldwide).
6bis. Why booking directly through us is safer and cheaper than online payment systems ?
We are direct owners operating through a Canadian incorporated company for more than ten years now. It is very safe to send money to us. As owners, we cannot escape. As an incorporated company, we are a professional business following the same business obligations as any other Canadian business you buy from. As a company, failing to provide services or refunding would mean bankruptcy. Moreover, we are one of the very few furnished apartment rentals in the City officially registered as hotel by Tourism Quebec. Therefore, you have triple protection when booking directly through us.
Online payment systems for vacation rentals typically charge a commission of 10-15% for credit card processing while an international wire transfer costs about 30US$. Therefore, booking directly through us is at least 5x cheaper than alternate options — often 10x and more.
7. What amount is needed for booking ?
We accept a 50% payment for bookings more than two months before arrival. Full payment is due two months before arrival and less. A tax of 19% applies on all bookings.
8. Do you require a security deposit ?
We require a refundable security deposit in the amount of the maximum 1,000$ and 50% of the first thirty (30) days of stay. Credit cards are not accepted for making security deposits. We accept INTERAC e-transfer (Canada only), SWIFT wire transfer (Worldwide) or cash deposit at our bank branch. Our security deposit covers damages, losses, outstanding cleaning and misuse of the premises like inviting more than the agreed maximum number of guests or organizing a private party. It will be refunded within ten (10) business days if no damage or misuse is found.
8bis. Why is the security deposit higher than comparable properties ?
This property was evaluated by an independent expert at 1.2M$ in construction costs alone back in 2012 — so about 1.4M$ by now as we constantly invest in maintenance and improvements. This is a luxury real-estate product worth about 4x comparable properties in size on the Montréal market. As a result, insurance premiums and most operating costs are at least 2x that of comparable properties in size.
9. Do you provide a contract ?
We provide a contract for bookings more than sixty (60) days in advance and stays of more than one month. We may not have time to issue and get a contract signed for last minute bookings.
10. How many people can stay ?
This is a high-end and large penthouse 1,600ft² + 400ft² of terrace. There are three closed bedrooms, a semi-closed bedroom and a dining table for ten persons is available in the 400ft² kitchen (on top on the five seats available around the countertop). There is more than enough space for 12-15 persons. For larger groups, an additional unit must be combined. Please ask us for more information about upgrade options.
11. How many beds do you offer ?
There is one King bed, two Queen beds, two Double beds and one Queen ottoman bed. One of the Queen beds is in a semi-closed bedroom and the Queen ottoman bed is in the 600ft² loft-style open space on the main floor. On top of that, three air mattresses with pillows and linens are provided to accomodate up to 15 people.
12. How many bathrooms do you offer ?
There are three bathrooms. The first with spa, bath, shower, vanity and toilet. The second with shower, vanity and toilet. The third with toilet, sink and mirror.
